Rental Search Representation Package
Professional rental search help for qualified Rhode Island renters
Finding the right rental can be competitive, time-consuming and frustrating — especially when the good ones move quickly.
My Rental Search Representation Package is designed to help qualified renters stay organized, prepared, and ready to act when the right rental becomes available.
The package includes:
- Personalized rental consultation
- Application preparation guidance
- Custom rental search based on your needs
- Listing alerts and property recommendations
- Showing appointment coordination
- Communication with landlords, listing agents, or property managers.
- Support through application, approval, and lease signing.
Package: $795 flat fee*
Retainer: $400 non-refundable professional services retainer due when the tenant representation agreement is signed
Balance: $395 The remaining balance is due when the lease has been signed by both the tenant and landlord.
*100% of the $795 fee will be credited back as a rebate on your closing costs when you buy your first home with me in the future.
AN INITIAL CONSULTATION CALL AT NO COST OR OBLIGATION IS REQUIRED.
This service is best suited for clients with a monthly rental budget of $1,600 or more who are ready to move within the next 30–90 days, prepared to provide the necessary rental application documents, and seeking smoke-free rental housing and properties where household pets are not part of the rental search, except for legally accommodated assistance animals.
Potential Landlord Contribution
As part of the rental process, I may request that the landlord or listing brokerage contribute toward your tenant-representation fee. Any compensation received by my brokerage will be credited dollar-for-dollar toward the remaining $395 balance, up to the amount due.
If no contribution is received, the remaining balance is $395.
If a partial contribution is received, you pay only the difference.
If a contribution of $395 is received, no additional balance will be due from you.
Landlord or listing-broker compensation is negotiable, is not guaranteed, and must be approved in writing. The $400 engagement retainer remains non-refundable and is credited toward the total $795 professional service fee.
The package price of $795 which includes the $400 up front retainer and $395 balance is for professional rental search representation and is not an application fee, credit report fee, background check fee, security deposit, or payment to any landlord.
